A: The multiple Listing Service (MLS) is the National Association of Realtors (NAR) computerized database of homes currently for sale. The Multiple Listing Service (MLS) is the primary data system that most Real Estate Agents use to market and sell property. The MLS system for North Texas is known as North Texas Real Estate Information System (NTREIS)

Will real estate agents show my home if I pay less for listing it with you?
Buyer's agents or real estate agents working with buyers will be paid the normal/traditional real estate commission. Realtors almost exclusively rely on the MLS to locate homes that match their buyer's needs. The MLS listing will show the details of home that is listed and that there is a buyer's agent real estate agent commission (BAC) payable at closing. The commission agreement is a private contract between you (client) and the broker. It is not shared with other agents on MLS.

All of our listings are marketed the same way. They are listed on the MLS, which is syndicated to hundreds of national websites, including Redefy.com, Zillow, Trulia and Realtor.com. In addition we market homes through online and offline channels, driving home buyers to view your property. Lastly, we place a yard sign. Will my home be on the Internet?
Yes, your home will be listed on our website, realtor.com, zillow.com, redfin.com and 100's of local real estate websites and on many other regional and national real estate websites.

Must I have an electronic lockbox (Supra iBox)?
No, but Realtors depend on quick and easy access. We use an electronic lock box (Supra iBox) that can only be opened by Realtors with electronic keys that are unique to the real estate agents. An MLS-approved lockbox is the best, most convenient, and most secure way for showing your property, especially if it is vacant. These lockbox keep real-time records of who accessed the box and what date/time they did so, allowing us to always know who was in your home. Only MLS member Realtors can access these boxes

Can agents show my home any time they want if I use a key lockbox?
No. You still must individually approve each showing. If you prefer that agents be able to show the home without contacting you we let the agents know that as well.

How do agents gain access to the key lockbox?
Each agent has their own secure password protected electronic key to gain safe access to the key inside the lockbox. These industry procedures for using a key lockbox have been in place for 30+ years. These procedures are time-tested and are the reason that problems with key lockboxes are virtually unheard of.

What if I will be home during the showing anyway because I have children, pets, etc?
The home is more likely to sell if you are not there. If the buyer sees you, even as you are leaving, they instinctively hurry through the home. There is nothing you can do or say to keep them from this behavior. Take the children and/or pets for a walk, to the mall, or a park. This may seem inconvenient, but it maximizes the opportunity to get an offer. If you insist upon being there, realize that this is less than ideal. This is not advice specifically for our customers, it applies to anyone selling their home through the MLS.

How will I know someone has shown/seen the house?
We install Supra iBoxes on our listings. It’s an electronic device that holds the key and records whom and when an agent opens the device, then reports it to our database. We email you as soon as we get the notification that an agent has activated the box. In addition, we request that all visiting agents leave a business card behind as a courtesy to let you know that someone has been in the home as well.

Is it true that Realtors using the MLS sell most houses and that they usually sell for a higher price compared to a FSBO?
Yes, it's true. According to the National Association of Realtors, approximately 80% of all U.S. homes are sold through Realtors using the MLS and homes listed on the MLS average net proceeds of 7% higher than homes sold for sale by owner (FSBO).

Do I have to offer a commission to buyers' agents?
Yes, a commission must be offered when listing a property on the MLS for sale in Texas. Buyers' agents are compensated by the commission offered on the MLS listing and they generally do not work for free!

How do you handle showings and feedback from potential buyers?
Every listing with us gets to take advantage of centralized showing service (CSS) for free. This professional showing service is much better than that offered by many of our competitors. Traditionally, a buyer's agent will call a listing agent's office to set up a showing. Then the listing agent will call you (the seller) to see if the time is ok. Then your agent has to call the buyer's agent back to confirm that the time works or suggest a different time. If your listing agent is out of the office for any reason, then they are not receiving the request for the showing. CSS service is not dependent on a Realtor to set up or confirm showings. The seller is given total control over showings.

CSS service center is open 7:00 am - 10:00 pm. and will call or text (if you prefer) when there is interest in showing your home. You respond back and the appointment is set, essentially cutting out any missed showing opportunities due to your Realtor not being available.
Many sellers are often very interested to hear feedback on each showing. After each showing, the buyer's agent receives questions to answer. As soon as the agent completes the form and hits "send" the results are in your email inbox. Again, you do not need to wait for your agent to send them to you.

How long will it take for my house to sell?
It depends on a lot of different factors. If your house is priced right, needs no repairs, and is located in a desirable area you could start receiving offers within the first week it's listed, but sometimes it takes longer. As a general rule, we recommend gradual price reductions if your house is not selling. You should be getting at least 2-3 showings per week if your house is priced right.

How important is it the listing REALTORS® office be in my neighborhood for my home to sell?
It does not matter. It’s merely an often-used false marketing method and fabrication to get you thinking it makes a difference so you end-up listing with them. Comparatively few potential buyers reside in your neighborhood. Most buyers come from another part of town, different areas, another city, or out-of-state. Even if a prospective buyer happens to live nearby, why would location of the listing broker make any difference at all? Keep in mind, a buyer who comes via The MLS in all likelihood already has a REALTOR® who is their buyers’ Agent. A buyer rarely hires the Listing Agent. If the Buyers’ Agent needs to contact the Listing Agent they normally use the phone or email to submit purchase contract offer; in-person contact is never really needed. The listing broker could be located in another city or even out-of-state, it really makes no difference.

How long before my house is active on MLS?
Your listing will generally be live within hours (always within 24 hours Mon-Fri) of receiving your properly-completed & signed paperwork. Many of our “competitors” take 2-5 days to “process” your listing.

How long until the sign goes up in my yard?
Generally within 24-48 hours of receiving the listing paperwork and payment.

When will the lockbox be on my house?

How do I know if the buyer will get approved for a mortgage?
Buyers can get financing anywhere they wish. Today, most buyers get pre-approved for a mortgage before they begin to look at homes, especially buyers that work with agents who often make that a requirement before homes are viewed. The buyer should present a pre-approval letter on the letterhead of a mortgage lender and signed by a loan officer.

Requiring a pre-approval letter keeps you as the seller from having to determine whether the buyer will qualify for a loan and makes the process much simpler.
What is title insurance?
Title insurance protects the named insured against loss because of defects, liens, encumbrances, adverse claims or other matters not shown or disclosed to the new owner that attach before date of policy.
What is a wood-destroying organism inspection report?
A wood-destroying organism inspection report is a written opinion by a qualified state licensed structural pest control inspector based upon what was visible and evident at the time of inspection. The inspection report does not in any way represent or guarantee the structure to be free from wood-destroying organisms or their damage, nor does it represent or guarantee that the total damage or infestation is limited to that disclosed in the report. Wood-destroying organisms include subterranean termites, dampwood termites, carpenter ants, wood boring beetles and wood decay fungus.
What are the hazards of lead-based paint?
All buyers and sellers are required by law to receive and read a pamphlet outlining the hazards of lead-based paint for homes built before 1978. Be sure to ask your real estate agent for a copy.
What are closing costs?
Closing costs are an accumulation of charges paid to different entities associated with the buying and selling of real estate. For sellers, they are usually about 1% – 2% of the total sales price of a property(not including real estate commissions). Some of the closing costs you might encounter are: escrow fee, documentation fee, homeowners’ association fees, pest/rot inspection, and title insurance premium.

What is the difference between “pre-qualified” and “pre-approved”?
If a buyer is “pre-qualified” it has been determined, with a loan officer, what price the buyer can afford based on the down payment, debts and the amount the mortgage company will approve for the mortgage. Being “pre-qualified” is only a determination of probable credit. If “pre-approved”, credit, employment and funds have been approved by the lender.
