The Timber Lake subdivision is located in Tarrant county in Southlake, TX. Timber Lake is an upscale master planned community in Southlake.

With its heavily wooded lots and custom designed homes, this community's secluded neighborhood environment sets it apart from the rest. Timber Lake has a long list of resident-only luxuries, including a picturesque lake and winding jogging trails. Located in Southlake, these residents have quick access to a wealth of business and recreational centers. It is close to Las Colinas, the Dallas/Fort Worth International Airport, Alliance Airport and an abundance of area lakes. Also, Timber Lake is located within the highly-acclaimed Carroll Independent School District.

The subdivision has homes built from 1990 to 1996. The average sales price in this subdivision is $670,697 and the average home size is 3,990 sq. ft. The average lot size is .385 acres.

As Timber Lake is a very active subdivision, I thought I would share some market data that to help both Southlake home buyers and Southlake home sellers understand the current market conditions better. There is currently one home listed for sale at price of $699,000. The first graph I have included shows all sales activity from 2007 to present. As you might expect, sales were strong from the beginning, however at about the time of the national real estate crisis prices started to decline until 2010 when they started increasing until present.


From data supplied by the North Texas MLS (NTREIS) the following statistics reflect sales activity from Jan of 2007 to December of 2017:

Median Sales Price The median sale price of all homes sold during this 12 month period was $670,697. Average Price Per Square Foot The median price per square foot of all homes sold from January of 2017 through December of 2017 was $168.60. Average Days on Market On the average it took approximately 34 days, or just over 1 months, to sell a home in the Timber Lake neighborhood. Average Sale Price to List Price Ratio 97.9% - This means that the final sale price was approximately 97.9% of the final list price before going under contract. Number of Sales in Past 12 Months There were approximately 35 homes that sold over the past 12 months. Comments As I noted previously the Timber Lake neighborhood is a popular area in Southlake and the above statistics reflect all sales. Certain price ranges may reflect different numbers. As an example, as the size of the home increases the price per square typically goes down, if all else is equal, so the average price per square foot for a certain price range home may vary. There are a wide range of variables in this area with some homes being closer to the golf course or larger lots and others being on garden home size lots. Questions?
